Empowerment Resource Academy (ERA) Classes

Pre-Purchase Certificate Class

Whether you’ve just started to think about buying a house or are ready to make an offer, this ERA class provides in-depth instruction on the steps towards homeownership to anyone interested in buying their first home. We will expand your knowledge about the mortgage pre-approval process, making your offer, and the closing process, helping you make informed decisions about your first home.

This class also includes a One-on-One counseling session following the class.

**Individuals who complete this course will be provided with a Certificate of Completion to verify that they may have satisfied the education requirements of their mortgage loan financing.

Financial Fitness, Budgeting & Credit Class

This course is designed to assist participants in achieving a comprehensive understanding of their financial situation, including where your money comes from, where it is going, living within your means, aligning your spending with your personal priorities, having a financial plan, and feeling prepared for financial changes. Financial Fitness provides participants with an awareness of issues related to financial wellness and a multitude of tools to use when making decisions that will help mitigate financial stress and promote healthy money management. Participants will learn about setting financial goals, strategies for saving money, budgeting, understanding credit, and debt management.

Home Retention (Foreclosure Prevention) Counseling Class

If you are struggling with your monthly mortgage payments, this ERA class is a necessity to prevent eviction & housing loss. This two-hour session is designed to inform the foreclosure process in Connecticut and the steps one can take to avoid foreclosure. Class participants receive information about the role of housing counseling, the judicial foreclosure and mediation process in Connecticut, protecting themselves from foreclosure scams, and information about other programs and resources available to homeowners.

Fair Housing Workshop

This ERA workshop will teach you what housing discrimination looks like and how to fight it. We will give an overview of the Fair Housing Act, examples of different fair housing violations, how to handle filing a complaint, your rights and responsibilities as a tenant, and more fair housing resources.

Landlord / Tenant Certificate Class

This ERA class is designed to provide an overview on the range of financial and practical topics that a homebuyer should understand before completing the 2-4 family homeownership process. Learn the duties, laws, and advantages of being a landlord. Other topics include: responsibilities of the landlord and tenant, finding and keeping good tenants, oral and written leases, housing discrimination, fair market rents, and security deposits.

Rental Counseling Workshop

Learn about Housing Choice & Portable Housing Subsidy Certificates, conducting housing searches, applicable Fair Housing Laws, rental assistance & other housing resources in CT, Security Deposits and Sources of Funding, guidance on family budgeting and Financial Planning and more.
